Our mission is to substantially reduce the carbon emissions and cost of offices. To do this, we have reinvented the interior design process, which we offer as design only, Design + Furnish, or in a turnkey Design Build Maintain Reuse (DBMR) contract. Our 60+ projects to date across the UK prove that offices can be beautiful, sustainable and cost less.

How we help:

Design

Interior design traditionally focuses only on aesthetics. We changed this by bringing science-based approaches to reducing carbon emissions and achieving staff productivity – without compromising on aesthetics.

Design + Furnish

We know the most sustainable, best value-for-money sources of furniture – including what can be remanufactured from your existing offices. Carbon emissions are calculated and minimised as part of  project carbon budgetting.

Design Build Maintain Reuse

Design & Build is not good enough. Offices and their contents need to be maintained and redeployed at the end of each life – not sent to landfill, which creates costs and carbon emissions. Design Build Maintain Reuse (DBMR) solves these problems.

Design for Net Zero

Our Net Zero Carbon fit-out design process was developed with British Land, Lendlease, VINCI Facilities, TP Bennett and the Carbon Trust, integrating best practices across the eight RIBA design and development stages. The process sets and meets carbon budgets – without compromising on aesthetics or performance.

This ground-breaking approach reduces furniture, fixtures and equipment (FF&E) emissions by over 50% immediately and by 90% in subsequent fitouts, per the Science Based Targets initiative’s recommended pathway.

Circular Economy sourcing

70% of a non-domestic building’s lifetime carbon emissions are embodied[1]. Using the Circular Economy reduces these emissions by 80%.

Unlike most design firms, we start by assessing what is available:

  • Existing rooms, kitchens, services, AV/IT and FF&E
  • FF&E being cleared from other offices
  • Pioneering sustainable materials made locally from waste materials
  • The most sustainable new furniture that can be remanufactured for multiple lives

These are integrated into an attractive, productive design, with upgrades and remanufacturing specified as needed. This reduces carbon, waste and costs.

Cost savings

The Circular Economy brings up-front cost savings compared with using products made from virgin materials, whose multi-stage processing around the world pays profit margins to many intermediaries.

And remanufacturing avoids end-of-lease strip-out and disposal costs.

Social value creation

We create local value by engaging local Social Enterprises, SMEs and staff furthest from the workforce.

Materials and FF&E are sourced and remanufactured locally, supporting local jobs.

Our sourcing of materials made from post-consumer waste avoids landfill, so we are not passing on our waste problem to future generations.

Attracting staff back to the office

Human-centred design is integral to staff attendance, productivity, and engagement.

We design for the post-COVID world, incorporating biophilia, design for disability, ergonomics, agile working and technology integration into our schemes. Staff consultation and examination of workflows and collaboration shape our designs.

We think beyond workstations to work settings – spaces such as booths, pods, innovation areas and hybrid working zones designed for new working styles.

Qualified experts

Our team’s qualifications include a Doctorate in sustainable building design, Masters qualifications in Architecture and Interior Design, and degrees in Architecture, Science, Structural Engineering, and Textile Engineering.

These skills, combined with decades of experience in design, sustainability and construction, enable us to provide the best possible science-based advice to clients.
